Should I Paint Before Selling My Home in Spokane?

One question I get a lot from sellers, along with “should I complete repairs before selling?” is “should I paint my home before listing it?” The answer to this question depends on your situation.
 


If you have a personalized interior paint color that won’t appeal to most buyers, I would absolutely suggest painting and going with a neutral color.  Even though most people think of painting as an “easy fix”, it can be pricey (depending on the amount of paint and whether you use a professional) and time consuming.  It also means that your home isn’t “move in ready” as the buyer will want to paint before moving all their items in.  Along with this, I go back to; buyers aren’t imaginative.  They will have a hard time seeing past the pink bedroom or green bathroom.  This goes for all price ranges, but especially the higher ones.  High end homes and purple bedrooms don’t match!  ...

What Is a Seller’s Market?

If you live in the Spokane area, you’ve probably heard that we are in a crazy seller’s market! (And if you haven’t, what rock have you been living under??)  But what does that actually mean?


 
A seller’s market is a market that is financially better for sellers than for buyers. In technical terms, a market is a seller’s market if there are less than 5 months of inventory. This means that if no new homes came on the market, the current ones would sell in 5 months. Spokane is currently at 1.3 months, so that should give you an idea of the situation for buyers and sellers right now!   This means that the demand is higher than the supply of homes (remember economics class?)  and is great for sellers, but not so much for buyers.


 


In a seller’s market, many homes are getting multiple offers and are selling for thousands, if not tens of thousands, above list price.  Buyers have less room for negotiation ...

Can You List Your Home For Sale On Zillow?

You can, but is it a good idea? Not without a real estate agent.

In today’s market, with homes selling quickly and prices rising, some homeowners might consider trying to sell their home on their own on Zillow, known in the industry as a For Sale by Owner (FSBO). There are several reasons this might not be a good idea for the vast majority of sellers.
